The Woolloongabba Urban Development Area is a 10 hectare site located within the suburb of Woolloongabba, approximately 2km south east of Brisbane's CBD. The area is bounded by Vulture Street to the north, Stanley Street to the south, Allen Street to the west and Main Street to the east. In early 2010, this site was declared an Urban Development Area, and Urban Land Development Authority took over the responsibility for facilitating the availability of land for the provision of infrastructure and a greater range of diverse housing.
Plan C were engaged to provide a social and community infrastructure analysis, a social impact and opportunities analysis and recommendations for the Woolloongabba UDA, through a review of all the available social planning and community development related reports for the UDA, and through targeted engagement with all key stakeholders. The work completed by Plan C informed the development of a Masterplan for the UDA which become the basis of the Woolloongabba Development Scheme.
The vision for the Woolloongabba UDA is to create a high density, mixed-use transit oriented precinct incorporating residential, retail, commercial, employment, recreation and community facilities which take advantage of its potential for excellent public transport, pedestrian and cyclist accessibility. The UDA will provide a range of housing choices, including affordable housing, to cater for the diverse needs of the community through a mix of designs, price points and home ownership and rental options.

The My Centre, Nerang shopping centre is located within the Nerang Town Centre, which is a designated Major Activity Centre in the SEQ Regional Plan, serving a key growth area of the Gold Coast. The Social and Health Impact Assessment carried out by Plan C in conjunction with Andrea Young Planning Consultants, assessed the potential social and health impacts, both positive and negative on the Nerang community that may result from a proposed significant expansion of the centre which would see the centre triple in floor space.
Through a process of assessment and response, which included community profiling and facilities auditing of the Nerang area and consultation with the Nerang community, key stakeholders, local community service providers, and young people, a set of potential positive and negative impacts from the development across both construction and operational stages were identified and evaluated. From this strategies and mitigation measures where formulated and recommendations made on how best to manage and address any potential negative impacts of the development and enhance potential positive impacts. |
